Top 10 South Australia suburbs October 2015

Topping the list at 24.2 per cent median price growth across the quarter for units is Kurralta Park, a suburb just five kilometres from the city centre. It boasts a shopping centre, Kurralta Central, which caters to the local community. The suburb is also situated less than 10 kilometres from West Beach, which gives tenants the best of business and leisure, and is home to the Tennyson Centre, a world-class medical facility.

Highgate, east of Kurralta Park, is the second suburb on the top 10 list for median price growth. Also a short five kilometres from the CBD, Highgate saw growth of 21.4 per cent for units. It is a small suburb with a few schools and a park, and is adjacent the University of Adelaide Waite Campus – attracting students to the suburb. Neighbouring suburb Netherby also makes the list, with 17.8 per cent median price growth for houses over the quarter.

Creating a trend for price growth of units close to the city centre, Adelaide suburb Mile End comes in third with a growth of 20.6 per cent. Less than five kilometres from the CBD and seven from Henley Beach, Mile End has strong foundational growth drivers. Mile End Railway Station offers residents the convenience of public transport on their doorstep.

Glengowrie and Glenelg South rank fourth and fifth in the top 10 suburbs for median price growth. Closer to the beach than the CBD, the two suburbs neighbour each other, with Glenelg South right on the coast. Neither suburb, however, has many other notable amenities on offer.

Heading away from central Adelaide, Heathfield is located in Adelaide Hills, 20 kilometres out from the city centre. The small country town contains a conservation park, school, biodynamic farm and a small general store. Median house prices in Heathfield grew by 15.8 per cent over the quarter. The suburb attracts professionals seeking a secluded home away from city life, as it is only a 20-minute drive from the city centre.

The remaining three suburbs on the list are situated well outside the greater Adelaide region. Williamstown, located on the fringe of the Barossa Valley, experienced median house price growth of 14.3 per cent. Close to the border of South Australia and Victoria, houses in the suburb of Moorak grew 14.9 per cent. Rounding out the top 10 was the coastal suburb of Ceduna with 14.3 per cent growth for houses.
