Yanchep fastest-growing Perth suburb: ABS
Government statistics show that the suburb of Yanchep is growing faster than any other suburb, increasing by 109 per cent over four years.
The recent findings of the 2016 Census show that Yanchep — with a total of 8,868 residents — surpassed other Perth suburbs.
“ABS figures … show Yanchep … as the fastest-growing area in Perth,” said Jarrod Rendell, project director for Capricorn Beach and Atlantis Beach.
“Overall, the 2016 Census revealed that Yanchep now has 8,868 residents, which is a 109 per cent increase compared to the 2011 Census when Yanchep was only home to 4,247 residents.”
These statistics align with a recent buyer survey in the Yanchep and Two Rocks area, with a total of 262 buyers, split between 117 in Yanchep and 145 in Two Rocks.
“Our buyer survey found that between 50 per cent and 65 per cent of property buyers … decided to actively find a property within one month of making a decision to do so,” Mr Rendell said.
Further, the percentage of those who checked out at least three other areas was 53 per cent, while 21.8 per cent checked out at least five other areas, which Mr Rendell attributed to the fact that the area near Capricorn Beach in Yanchep “provides a unique location along the northwest coastal corridor that stands apart from all the other [areas] for lifestyle, amenities and value for money".
Mr Rendell said: “With most of the general Perth real estate market suffering from a general reticence among property buyers to make a decision to purchase a new home, this survey underlines that coastal buyers are highly motivated and will make a quick decision once they have found the right location at the right price.”
