Queensland dominates top 100 performing suburbs report
CoreLogic’s Top Rental Performers Report has reported 42 out of 100 of the top-rated suburbs in all of Australia are located in Queensland.
The country town Blackwater topped this list, with an average property rental yield of 11.7 per cent, against a median value of $122,165. Suburbs in Cairns, Manunda and Woree, were also high on the list, with rental yields of 10.8 and 9.5 per cent.
REIQ CEO Antonia Mercorella said the report demonstrates the resilience and steady growth of the Queensland rental market: “Queensland continues to offer investors the ample opportunities in terms of strong rental yields and consistent rental growth.”
Ms Mercorella added compared to Sydney and Melbourne, Queensland has a strong return on investment over the medium and long term for investors.
West End made an appearance on the list, reporting a rental yield of 7.5 per cent, with Springwood on the Southside with the same result. Other Gold Coast suburbs made the list too, with Southport, Labrador and Coomera all making the top 100.
“[The strong return on investment], combined with increasing rental population thanks to rapid local migration, makes Queensland an appealing option for investors. So, it’s not surprising that Queensland dominated the list,” Ms Mercorella said.
