Wondering which city will earn you the highest rental yield?
As of last month, Sydney is the capital city with the highest median weekly asking rents for houses and units at $520 and $450, respectively, according to fresh research from Archistar.
The company’s latest National Housing Market Report revealed that despite a monthly drop in house asking rents by 1 per cent, Sydney still boasts the most expensive rental market in Australia.
From here, asking house and unit rents diverge slightly, with Perth coming in second for houses at $440, and Brisbane closing in on Sydney when it comes to units with a rate of $420.
Surprisingly, and despite Aussies showing a preference for larger properties since the COVID crisis, in Brisbane asking unit rents actually trumped house rents, which stood at $415.
As for which city experienced the largest increase in asking rents, it was in Perth that topped the ladder for houses with growth of 3.5 per cent, followed by Adelaide at 2.4 per cent.
For units, Adelaide took the charge with a 1.4 per cent increase, with Perth in second place with 1.3 per cent.
Archistar also revealed record home rental vacancy rates for units in Melbourne and Sydney despite some marginal tightening.
As things currently stand, Melbourne saw a total vacancy rate of 4.2 per cent in February; Sydney, 3.8 per cent; Brisbane, 1.6 per cent; Perth, 1.3 per cent, and Adelaide, 0.9 per cent.
