Melbourne’s status as one of the world’s most liveable cities means many Melbourne owners don’t want to let go of their properties – but which suburbs are the worst offenders?
New analysis from SuburbTrends has uncovered which Melbourne-based suburbs aren’t seeing many sales by looking at the number of properties which are actually up for grabs across the city.

With the city recently ranked as one of the world’s “most liveable cities”, SuburbTrends’s data paints a picture of the lack of supply present within the market and the desire for investors and owner-occupiers to hold onto a good thing. Amplifying the issue is the fact that Melbourne is now the most popular city for internal immigration, according to new data from Muval.
Looking at the average number of homes that have been placed on the market over the past three months in suburbs which do have more than 1,500 dwellings that are occupied, the analysis takes into account the most recent census data (from 2021) to calculate the number of dwellings, which is then averaged out using the stock-on-market figures.
So, which Melbourne suburbs are among the city’s most tightly held?
