10 of Perth’s most affordable suburbs in FY24
Perth has long been hailed as one of Australia’s cheapest capital cities – and even with recent gains, there’s still some bargains to be found.
Acknowledging the massive capital growth seen across Perth over the 12 months to June 2024 (median house prices are up 17.9 per cent), the Real Estate Institute of Western Australia (REIWA) has analysed which suburbs are still offering Western Australians the best bang for their buck, all in striking distance of the city.

Median house prices in the Western Australian capital are now $660,000, putting pressure on would-be buyers and renters the city over.
But buyers can still find good value in certain pockets of Perth, with select suburbs still offering median house prices at the sub-$500,000 price point.
Based on 12 months of data from REIWA, here are the cheapest suburbs for those still looking to make a move on Perth’s property market.

12-month growth: 25.3 per cent
- Mandurah
June 2024 annual median house sale price: $440,000
June 2023 annual median house sale price: $355,000
12-month growth: 23.9 per cent
- Midland

June 2023 annual median house sale price: $375,000
12-month growth: 18.7 per cent
- Calista
June 2024 annual median house sale price: $450,000

- Armadale

Three of these suburbs were named in SPI’s FAST 50 2025 report, released earlier this year, as the top investment suburbs for the coming year. Medina, Calista and Armadale were all featured as suburbs with the best prospects for growth. Read the full list of suburbs here.
