1. GET YOUR HOME IN SHAPE THIS SEASON
Create a warm environment that doesn’t give too much away so that the potential buyer can envision themselves living in the space.
De-clutter and de-personalise the home by removing any family photographs or certificates. SmartBox is an efficient and hassle-free storage solution that cuts out double handling often associated with moving, by combining moving and storage. It’s easy and takes the stress out of having to move. When you want to jump back in your box, simply call them up within 24 hours and they’ll drive your unit back.
2. FURNITURE FLOW
Often furniture can hold sentimental value, but doesn’t necessarily suit the home. Consider engaging a stylist to redecorate the home. A few extra throws, pillows and plants will make pops of colours, signature style and introduce a new sassiness to your space.
3. SPACE
Logical floor plans attract a broader depth of buyers. While you may not be able to change structural features such as a wall in time to sell your home, you can enhance the floor plan by making sure all passageways and entrances remain clear. To open a smaller space without overstyling, select a statement rug or throw that acts as a centrepiece and will be something to remember or something to talk about.
4. PAINT
Invest in giving the home a fresh lick of paint. Neutral tones are safe, light, will help to open a space and will appeal to a broader market. A colour consultant will advise on appropriate shades that are not gender-biased.
5. CLEAN WINDOWS
Don’t laugh! Cleaning your windows provides an easy, cost-effective opportunity for viewers to see the outside world. It instantly opens the space and gives your home a fresh glow.
6. GET GARDEN GREEN
Green foliage introduces light and life to your garden. Cover garden beds with mulch or bark and plant hardy green foliage plants. Another way of enhancing the look of the garden is to paint the fences in dark paint. The darker colour brings out the green foliage or colours of the flowers. This simple, cost-effective method makes almost every garden look great!
7. FRAME YOUR FEATURES
Prepare a list of work that has been performed recently on the home. These may include rewiring or restumping; heating, cooling or energy ratings; water tanks or reticulation systems; and proximity to shops, beaches, CBD and transport. Place these in a frame in a position that can be easily viewed during inspection. Don’t forget: these key features are often overlooked by the agent and immediately contribute to the value of your home.
