Where the ACT is planning to build 1.5k new homes

The inner city development would provide some much-needed stock to Australia’s capital, which is also one of the nation’s fastest growing municipalities.

The new homes will be part of the ACT’s East Lake precinct. A final place plan for the large-scale development was just released this week. It’s slated for the area currently known as the Causeway, which was a settlement where workers building some of Canberra’s first houses lived before being used as government housing.

The first major plan amendment for the East Lake precinct under the new interim Territory Plan was also just released for public comment. The amendment proposes changes to the Causeway area to facilitate the first stages of renewal in the area with the potential for between 1,200 and 1,500 new homes.

But the recently released plans also show that the development could span beyond the Causeway to the areas abutting the train station, which may be headed for a redesign in future stages of the project.

Its initial stage, however, targets the Causeway lots with a land release slated for the 202526 financial year.

Minister for Planning, Chris Steel, noted that the ultimate strategy encompasses an ambitious plan for the East Lake area, which has been designated an “area of change” within the Inner South District Strategy.

“In addition to this substantial housing investment plan, we’re also examining opportunities for a new Canberra Railway Station which could be redeveloped as a mixed-use transport hub,” said Mr Steel.

"The plan includes improved links within the East Lake area to surrounding suburbs by introducing new streets, cycle and pedestrian pathways.

“Other actions include the development of the existing Fyshwick CIT campus as a future innovation precinct and exploring different recreational uses of the former landfill site,” he added.

Some of the changes that are being proposed within the draft amendment include:

- Zoning changes such as the introduction of a mixed-use residential zone.
- Introducing new measures to mitigate potential impacts to the environmental values in the area, including the Jerrabomberra Wetlands and Lake Burley Griffin.
- Providing community and recreational facilities, including an early childhood education and care facility and a linear park, which will include water-sensitive urban design measure.
