HOW DO I ACTUALLY FIND properties with the best potential?’.

The Answer

We have created some very effective and efficient systems for filtering opportunities and uncovering those few which can achieve the best financial results. We have now set up our research service in Australia and we can provide information on the best opportunities in Victoria. But don’t take our word for it. You can

About 50,000 properties advertised in Victoria at any given time. But only about 0.1% have good development potential. That means that there are only 50 or so good opportunities from 50,000 adverts.

Offer to investors

There are four different levels of service we can provide

  1. Basic Service

If you register your interest with us we will provide information on residential properties for sale in Victoria, which have development potential. There will be no charge for this information. The minimum expected ROI(see below) of the properties we put forward will be 20%, we only require that we receive a commission of 1% on any purchase which is made. There will be no other obligation to us.

2. Assessment of viability

We can also provide a written assessment of each property which includes a formal planning report, a preliminary financial evaluation and an analysis of any potential problems

Please note This does not include any recommendation from us. The investment decision can only ever be made by the investors themselves since they will own the property.

3. Exclusive Leads

By payment of an up front fee we can undertake to provide information exclusively to one investor only. This would allow that investor two months to conclude a purchase, unhindered by any competition from other potential investors being introduced by us.

4. Full Planning Service

We can manage the entire process of obtaining planning permission. This would include appointing and managing a planning consultant, a land surveyor, a lawyer and any other specialist inputs (e.g. environment/roads etc.). We would also liaise with the local council and submit a planning application.

Return on investment

We measure the expected return on investment (ROI) by dividing the probable profit by the initial investment. For example, :

  • If a building plot obtained by subdivision is worth (say) $150,000
  • And the initial investment to buy the property is (say) $500,000.
  • The ROI is $150k/$500k = 30%

Sometimes our research identifies opportunities with an ROI of more than 60%. In this case, we would negotiate a reasonable share of profits with the investor.

Why should I pay for information ?

You will not pay for information which you have not asked for.

If you contact us we will first provide you with a summary of properties which are available. If you select those of interest we will then ask you to enter an agreement with us. You will only pay a commission if you purchase a property.

Can I select different levels of investment ?

At the outset, we will ask you how much you would like to invest. We will then select specific opportunities for you.

I can do the search myself. Why should I pay you ?

Like any other professional service you can do the work yourself if you have the expertise and available time. In this case, we suggest that unless you have

  1. an in depth understanding of planning law
  2. and a very efficient filtering system,
  3. at least one day per week to do research

you are most unlikely to spot the best opportunities.

What if I do the build ?

If you manage the build yourself and complete the project, we would expect your ROI to be about double what we have estimated for a plot sale.

Are most opportunities in Melbourne ?

Inner Melbourne is very competitive. Most of the best opportunities are in the outer suburbs and major regional towns. There are also some excellent limited opportunities in rural areas.

Do you provide consultancy or general development advice ?

No. We are not interested in telling people ‘How to become rich through property’ There are other organisations who do that. We provide practical assistance by finding properties which can make money and assisting with obtaining planning permits.
