COVID-19 ushered in a number of lifestyle changes for Australians, with many residents rethinking what they wanted from homes: instead of proximity to shops, they wanted more space to stretch out. Where hustle and bustle was previously prized, now quiet calm to ease anxiety was higher on the list.

In some ways, these lifestyle alterations have evened out, with many residents returning to the city after looking for residences farther afield. But for many, the desire for a quiet life remains – yet not too far from city attractions. For them, Bethania, nestled in the heart of Logan City in Queensland, Australia, is a great pick, and investors are finding benefits to increasing their activity in the Sunshine State suburb.

Founded in the 1860s by German and Danish immigrants, the area was initially known to European settlers for its fertile soil and agricultural opportunities. Today, Bethania has grown into a thriving community that offers a peaceful and relaxed lifestyle, with a range of amenities and attractions for residents to enjoy.

Bethania is one of 18 Queensland suburbs included in Smart Property Investment’s FAST 50 report, which launched back in May.

The report and ranking drew on the insights of a 14-strong investment expert panel and recent housing performance drawn from open-source data, and aims to give unparalleled insights into the Australian suburbs which are set for future growth.

The average home price in the leafy suburb of Bethania goes for $516,500, which represents great value given that the median value for a house in Greater Brisbane as of April 2023 was $781,881.

Clearly buyers have started to take notice of the opportunity abounding in Bethania. Despite a dampened market off the back of interest rate rises that dominated most of the past year, homes in Bethania still rose by 17 per cent over the previous 12 months. The average annual growth sits still in healthy territory at 6.2 per cent.

With a population of over 6,000 people according to the latest census, the suburb offers a that relaxed lifestyle many are seeking, yet still in close proximity to convenience, being situated approximately 30 kilometres south of Brisbane City.

Bethania benefits from its inclusion on the Beenleigh railway line, which provides commuters with regular and easy access to Brisbane. The suburb is also only 52 kilometres north-northwest of Surfers Paradise, making it an affordable enclave for those looking for the best of both worlds – city and surf.

Townhouses, single-home dwellings and retirement communities are all prevalent in the area, which is bounded to the north by the Logan River. With Logan Hospital just a stone’s throw away, Bethania is a great option for healthcare workers looking to cut down on their commutes.

Housing in Bethania consists mainly of detached houses, with some townhouses and units available as well. The suburb has a range of amenities to offer its residents, including several parks and playgrounds, a community centre, a swimming pool and a library. The suburb is also home to Bethania Lutheran Primary School, a co-educational school for students from prep to year six.

For nature lovers and those who enjoy the outdoors, Bethania is a top spot, with its close proximity to the Logan River and several parks and nature reserves. The suburb’s established nature offers residents a chance to relax and unwind away from the hustle and bustle of city life.

Overall, Bethania is an affordable, family-friendly and convenient suburb that offers a relaxed lifestyle and a range of amenities. It is a great choice for those looking for a peaceful location that is still close to major transportation hubs and other urban centres, with easy access to healthcare facilities.
