New suburbs shake up NSW property market in 2025
New suburbs have entered NSW’s top 10 property markets, attracting strong buyer interest, particularly in regional and outer-metro areas following growing infrastructure and greater affordability.
The latest findings from proptech firm Infotrack showed that the NSW suburbs with the highest sales overall changed significantly over the first quarter of 2025, with half of the top 10 suburbs entering the ranking for the first time.
According to InfoTrack’s property market update for Q1 2025, several suburbs made their debut appearance within the top 10 NSW suburbs for house sales, including East Wagga Wagga (2650), Camden (2570), Port Macquarie (2444), Tamworth (2340) and Leppington (2179).
Head of property Australia at InfoTrack, Lee Bailie, said that the report showed growing interest in the regional areas in NSW, with markets such as Tamworth, Wagga Wagga and Port Macquarie growing in popularity over the first quarter of 2025.
“We’re seeing a trend of house buyers increasingly exploring outer-metro and regional areas, thanks to their growth potential, more accessible price points, and the lifestyles on offer,” Bailie said.
In Q1 2025, Infotrack reported that the suburbs with the highest number of sales in NSW saw growth primarily in the Western and South-Western corridors, where house sales were supported by housing availability, affordability, and significant infrastructure investment.
Marsden Park remained the top sales performer for the first quarter of 2025 and secured the number one spot for the second quarter in a row due to the ongoing development in the area.
“With ongoing land releases, new housing estates and strong transport links, Marsden Park remains a go-to for buyers seeking growth potential and modern infrastructure,” Bailie said.
While the Kellyville market (2155) overtook Liverpool (2170) by one position to secure the second-highest number of sales for Q1 2025, InfoTrack said that both suburbs continued to perform strongly due to the mix of established amenities and proximity to key infrastructure zones.
Looking at the suburbs that were popular with first home buyers over the first quarter of 2025, the report showed that four of the top 10 suburbs made their debut appearance this quarter, including Schofields (2762), East Wagga (2650), Orange (2800) and Merrylands (2160).
Regional suburbs also registered strongly with first home buyers over Q1 2025, with Orange and East and North Wagga Wagga joining Gosford (2250) on the Central Coast as popular locations outside the Greater Western Sydney area.
Nevertheless, the report showed that suburbs within Western Sydney still dominated in the first home buyer market due to the affordability, infrastructure and liveability of the region, and enabled Liverpool to once again take the number one position for the third quarter in a row.
Bailie said that extensive new transport infrastructure, including projects related to the upcoming Western Sydney International Airport, has further enhanced Liverpool’s appeal.
“Liverpool is being envisioned as a world-leading health and education precinct, with potential for significant job growth in these sectors,” Bailie concluded.
