How to get the most from the HomeBuilder scheme

There are plenty of options available for savvy owner-occupiers to receive terrific “bang for their HomeBuilder grant buck” and add value to their home, a buyer’s agent has flagged.

EPS Property Search’s Patrick Bright has called the program a “massive gift” for Australian home owners who are looking to renovate, due to the potential to return a profit if done well.

He’s urging home owners who are interested in the HomeBuilder scheme to “spend it wisely”.

“For the best return on investment, avoid spending it on the things you cannot see,” he advised – especially if it’s not imperative.

This includes jobs such as rewiring or replacing pipework.

Instead, Mr Bright has considered that there are many home improvements that could see the $25,000 grant better spent – both to add value and improve a home’s liveability.

The buyer’s agent said creation of an outdoor entertaining area, upgrades to bathrooms and kitchens, and the installation of skylights would be ideal ways to splash the cash.

“When it comes to adding value, don’t underestimate the importance of the outdoor space and increasing privacy.”

He also touted the benefits of a functional floorplan, either by the addition or removal of internal walls.

“Floorplans are one of the most important selling points of a property, so you would be wise to pay careful attention to it,” he stated.

“A good floorplan is practical and functional. It allows an efficient flow of traffic through the property, good separation of spaces, maximises natural light and takes advantage of the best outlooks,” the buyer’s agent said.
