This report acknowledges that for investors, the holy grail of Australian property investment is being able to identify which locations are poised for growth and why, according to Smart Property Investment executive editor Phillip Tarrant.
Not just adding to the litany of content out there in the property investment sector, the FAST 50 2025 aims to be a convergence of data and expert judgements, building on Smart Property Investment’s position as the voice for property investors seeking to build wealth through property for the last 15 years.
Creating the report
Like last year’s report, you may not have heard of many of the suburbs on the FAST 50 2025 list before; these are not the hotspots often bandied about.
And that’s an objective of the report – to uncover those suburbs best positioned to offer growth into the future, regardless of popularity or prominence.
To compile the FAST 50, Smart Property Investment asked the most trusted names in Australian property for their predictions on the property market and which suburbs they see as offering the most value for investors over.
Experts aren’t given a prescribed list of criteria on which to pass their judgements on and that’s because every property expert measures value in very different ways.
These trusted insights, coupled with detailed data analysis, have in turn become the FAST 50 for 2025 – a comprehensive and unique list of suburbs that experts agree will be strongholds for investment into 2024 and beyond.
Mr Tarrant notes such an approach is “unique”.
And while others would look to rank each suburb from 50 through to one, Smart Property Investment acknowledges that different suburbs hold different values for different individuals, particularly with respect to price points and diversification.
Interpretation of the report
Paul Glossop, CEO of Pure Property Investment, partner in the report and one of Australia’s top buyer’s agents, acknowledges that this year’s report comes as the Australian property landscape morphs into a “multispeed market”.
That comes off the back of some markets seeing a retrace in values in 2023, while others saw a 20 per cent rise.
“As we enter into an undersupplied Australian property market, coupled with strong international migration and the potential for lower interest rates, on the horizon we are now expecting to see continued capital growth and well above long-term average rental growth,” he shared, adding that is particularly likely in those suburbs isolated by this year’s report.
