Does hiring an in-house architect save time and money for body corporates?

James Tambassis, director of business at Sydney-based architectural firm Place Studio, has recently noticed a trend of strata properties appointing an in-house architect to handle major renovations.

Under this system, both body corporates and individual home owners have access to a single architectural firm that will undertake any design work needed for shared and individual spaces.

According to Tambassis, the in-house architect system has the potential to improve the quality and efficiency of renovations due to the architect’s close familiarity with the building.

“Having an in-house architect saves everyone time and money as we gain an in-depth understanding of the building and best practices,” he said.

“This is gained through multiple renovations and approval processes within the same building, reducing the complexity and burden of renovations on strata committees.”

For individual home owners, Tambassis suggested that hiring an architect who is already familiar with the strata building may reduce costs by streamlining the planning and design process. He also noted that an in-house architect may be more likely to “[understand] the requirements with respect to their individual property, ensuring that building rules and specific needs are also considered”.

Recently, apartment blocks in Darling Point, Darlinghurst and Newtown have appointed in-house architects.

Andrew, the strata manager of an apartment block in Sydney’s eastern suburbs, is one strata representative who recently opted to use an in-house architect, believing that this will help maintain a holistic design vision.

“Having one firm handle renovations and remediation works as well as CDC [complying development certificate] and council submissions have saved us both time and money,” he said.

“It has also ensured that all upgrades and refurbishments within common areas are consistent and maintains the character of our building.”
